Orlando Renters: You May Be Owed Money, and There Is Something Else Worth Checking
Quick Read
If you rented an apartment in Orlando or elsewhere in the U.S. between October 18, 2018 and November 21, 2025, your rental may be included in the proposed RealPage rental settlements. The official settlement website lets renters search participating properties and submit a claim. The current claim deadline is January 29, 2027.
While you are looking at your rental finances, it is also a good time to check something many renters overlook: whether your renters insurance actually protects you and your belongings, rather than simply satisfying a landlord requirement.

An Orlando Reddit Post Caught Our Attention
A recent post in the Orlando Reddit community alerted local renters to the RealPage rental settlement, and it is worth sharing.
The lawsuit alleges that RealPage and participating property owners and managers violated antitrust laws involving multifamily rental pricing. The defendants deny wrongdoing, and the court has not determined who is right or wrong. Proposed settlements have received preliminary approval. If finally approved, they would create a settlement fund of approximately $359.9 million.
The Orlando Reddit discussion is particularly relevant locally because renters reported finding Orlando-area apartment communities when searching the settlement property database.

If you rented an apartment during the covered period, it takes only a few minutes to see whether your property may be included.
How Do I Check Whether My Apartment Is Included?
Start with the official court-authorized settlement website, not a third-party claims company.
- Visit the RealPage Rental Settlement website.
- Open the Property List.
- Search for your current or former apartment community.
- Review the eligibility information.
- If appropriate, submit your claim through the official site.
The settlement class generally includes people and entities who paid rent on qualifying multifamily residential leases at properties using specified RealPage revenue-management products between October 18, 2018 and November 21, 2025. Eligibility depends on the settlement terms.
The official settlement administrator also warns renters that they do not need to pay a third-party service to file a claim. Filing directly through the settlement administrator is free.
The current deadline to submit a claim is January 29, 2027.
This Is Also a Good Reminder to Look at the True Cost of Renting
Rent is only one part of the financial picture.
Florida renters may also pay deposits, application fees, pet fees, utility charges, parking charges, required insurance costs and other expenses associated with maintaining a rental.
That is one reason we created renter resources at Sun Insurance Services. Whether you expect to continue renting for years or think homeownership may eventually be in your future, understanding the whole financial picture is useful.
And that includes insurance.
Does Your Landlord’s Insurance Protect Your Stuff?
Generally, no. A landlord’s property insurance primarily protects the landlord’s interest in the building, not everything you own inside your apartment.
Renters insurance, commonly written as an HO-4 policy, may provide coverage for:
- Furniture
- Clothing
- Electronics
- Kitchenware
- Other personal belongings
- Personal liability
- Medical payments to others
- Additional living expenses after certain covered losses
Coverage depends on the policy’s terms, limits, deductibles and exclusions.
This distinction matters because some apartment communities require proof of insurance, but meeting the landlord’s minimum requirement does not necessarily mean you selected the coverage you would want after a loss.

One Important Question: Who Does the Insurance Actually Protect?
Some renters assume that any insurance charge appearing with their rent protects their furniture, electronics, clothing and other belongings.
That is not necessarily true.
A landlord may require liability coverage or proof of renters insurance to address the landlord’s exposure. Your own renters policy can address a much broader set of personal risks, depending on the coverage selected.
If your apartment complex handles insurance automatically or charges an insurance-related fee, ask:
Does this policy insure my personal belongings and provide personal liability and additional living expense coverage for me?
If you do not know the answer, check.
Renters Should Also Think About Flooding in Florida
Standard renters insurance generally does not cover flood damage to your belongings.
That distinction is especially important in Florida.
Your apartment does not need to be directly on the coast for heavy rainfall, drainage problems or other flooding to create a loss. Renters can purchase separate flood coverage for personal belongings when appropriate.

Renting Now but Thinking About Buying Later?
Renting and buying are not simply monthly-rent-versus-mortgage-payment decisions.
Insurance, taxes, maintenance, utilities, deposits, fees and other expenses can change the comparison significantly.
That is why Sun Insurance Services created renter resources to help Floridians better understand their current insurance needs and the costs they may encounter if they eventually become homeowners.
The goal is not to tell every renter that buying is better. It is to help people understand the numbers before making a major financial decision.
If homeownership is somewhere on your horizon, insurance is one of the expenses worth researching before you start making offers on houses.
A 5-Minute Financial Check for Orlando Renters
If you rent in Central Florida, put these on your list:
- Search your apartment on the RealPage settlement website.
- Review what you are actually paying each month beyond advertised rent.
- Check whether your current renters insurance protects your belongings.
- Review your personal property and liability limits.
- Determine whether you have replacement cost or actual cash value coverage.
- Consider whether separate flood insurance makes sense for your situation.
- If buying a home is on your radar, start estimating the full cost before you shop.
A few minutes spent checking these items can give you a much clearer picture of your financial position as a renter.

The official settlement website currently lists January 29, 2027 as the deadline to submit a claim.
Does it cost money to file a RealPage settlement claim?

Does my landlord’s insurance cover my belongings?
Generally, a landlord’s property policy protects the landlord’s interest in the building rather than a tenant’s furniture, clothing, electronics and other belongings. Renters insurance may provide personal property coverage along with liability and additional living expense coverage, depending on policy terms.
Does renters insurance cover flooding?
Standard renters insurance generally excludes flooding. Renters who want protection for belongings against qualifying flood losses should consider separate flood insurance and review the applicable policy terms.
What does renters insurance typically cover?
A renters policy may include personal property, personal liability, medical payments to others and additional living expense coverage following certain covered losses. Limits, deductibles, exclusions and covered causes of loss vary by policy.
Can renters bundle auto and renters insurance?
Depending on the insurance company and household, combining renters and auto insurance may qualify for available multi-policy discounts. Compare the total premium and coverage rather than assuming a bundle will always cost less.
